Arrival and Departure

Weekly bookings are from Saturday to Saturday. Time of arrival must be no earlier than 3.00pm and you must vacate the property by 10.00 am on the day of departure. For short breaks, this would be confirmed in writing at time of booking.

Deposit, Confirmation and Payment

Deposit
A 20% deposit is payable to secure the booking. Until the deposit has been received it will classed as a provisional booking and will be held for a maximum of 7 working days.

Confirmation
Bookings will be confirmed in writing or via e mail once the deposit has been received. Please notify us if confirmation has not been received within 10 days of sending your deposit.

Payment
The remaining balance for the holiday booking will be due and payable six weeks before the arrival date. For bookings made less than the six weeks prior to arrival, full payment must be made at the time of booking. If the full balance is not paid at the required time, we reserve the right to cancel the booking, in which case the deposit will be forfeited.

The booking will be deemed to have been accepted from the person named as "first name" on the booking form or the person giving their name in a telephone booking. A binding contract will then come into existence with us (the owner) and the "first name" or telephone contact, once the deposit has been received.

Cancellation
In the event of a cancellation you must let us know immediately and confirm this in writing. If you cancel the holiday you are still liable for the payment in full. We will try to re-let the accommodation; if we are able to do so then you will only lose the deposit, unless you wish to transfer this to cover another period. In the event of certain circumstances, namely close bereavement or ill health, providing these can be supported by the relevant documentation then consideration will be given to cover these situations.

Unavailability of Property
In the event of the above for reasons beyond our control, refunds will be made in full.

Looking after the property
You and your guests are asked to keep the property clean and in good order. You are liable for any loss or damage to the property and its contents during your stay. If you have any problems with the property or its contents, or have any complaints, please notify us immediately, in order for remedial action, if appropriate, to be taken.We (the owners) reserve the right to enter the accommodation (without prior notice if this is not practical or possible) if special circumstances or emergencies arise e.g. if repairs need to be carried out or emergencies. We would ask for the gates to be kept closed at all times to prevent straying sheep/cattle entering the garden.

Number in your party
The number of people in your party should be no more than as advertised and should be as indicated on the booking form unless otherwise agreed. Infants under the age of two are not normally counted as a member of your party. The use of tents or sleeping in motor homes adjacent to the property is not permitted.

Personal Possessions
We do not accept any responsibility for your personal possessions. You are responsible for your own belongings, e.g. car, contents, luggage and personal belongings. Your vehicles, accessories and contents are left at your own risk.

Pets
Should you wish to bring a dog there is a dog run and kennel housed within the garage. Owners must ensure that no damage is caused by them. As the property is set within a farming community, dogs should be kept on a lead, supervised and kept under control at all times. You must clean up after your pet!

Smoking
We operate a strict no smoking policy within the property. In the event of anyone found smoking in the property, we would deem this as a breach of contract and reserve the right to ask you and your guests to leave and no refund shall be due.

Provisions
Electricity, oil, gas and the first basket of logs are included in the price. Bed linen and one bath /one hand towel per guest are provided. A welcome tray including tea, coffee, sugar and milk is provided. Dishwasher tablets, washing up liquid, 2 toilet rolls, 1 kitchen towel, tea cloths and dish cloths are also provided.

Outside
Also provided is garden furniture comprising table, chairs, parasol, and barbeque.

Wheelchair/Disabled Persons
The accommodation is of a split level construction and has three levels downstairs, although there is a downstairs bedroom and shower room. In order for us to confirm that the accommodation is suitable for specific needs, it would be in everybody’s best interest to discuss this with us prior to booking.
